Property Inspection with Report
Report includes 10 pictures of exterior and 20 pictures of interior. Great for determining if property is vacant, or the condition of the property post move out, or even just an inspection to determine if your tenant is maintaining the property. Inspectors will attempt yo make contact (for occupied properties) and determine the intentions of the residents.

Abandonment Certification
Most leases provide an abandonment certification clause that eliminates the need for standard eviction. We will review your lease as well as State Laws to determine applicability. We will also inspect the property and certify and abandoned state. Included in certification, we will coordinate securing property. (Actual lock change and cost to secure billed separate).

Property Turn Over Supervision
Post move out, we will inspect your property to review condition and complete a Turn Over form for your review. Additionally, we will work with our network to obtain bids on cleaning, painting, repairs, etc to put your property back in rentable condition.

Security Deposit Assessment
Most states require a set time frame to release the security deposit or a disposition to your past tenant. Often landlords fins themselves in court arguing over conditions and amounts returned. We will review your lease, review the move in walk through sheet and complete a post move out inspection. We will also certify the amounts to be withheld and provide you a letter that you can return to the tenant to ensure you are in compliance with state laws.

Squatter Eviction
We will process the required eviction paperwork to have squatters removed. Court costs plus mailing fees to be charged as the eviction proceeds.
